As home prices across Nashville continue to soar, many millennial home buyers and strategic investors are setting their eyes on other areas. Woodbine and South Nashville are two examples of affordable, up-and-coming neighborhoods that are expected to rise in value over the next several years. There is already talk that South Nashville might be the “new” East Nashville — the area that currently reigns as one of the most vibrant, hip and desirable neighborhoods in the city.

Things to Do

Due to their prime location along Interstate 65 and Interstate 440, Woodbine and South Nashville are just minutes away from some of the hottest restaurants, shopping centers and cultural attractions the city has to offer. Whether you’re hitting up the shops at 12 South or going downtown for a show, it won’t take long for you to get there.

Of course, there’s plenty to do within the neighborhoods, too. As one of the most diverse areas in Nashville, there are a number of restaurants along Nolensville Pike that represent a wide range of cultures, including La Hacienda Taqueria, Dunya Kabob Restaurant and Gojo Ethiopian Cafe. As a testament to the area’s increasing hipness, there are also several excellent coffee shops, like Red Bicycle Coffee. Need a little fresh air? Drive south down Nolensville Pike to visit the Nashville Zoo or make your way through Glencliff to stroll around the park at Paragon Mills.

Real Estate

Much of the housing stock in Woodbine and South Nashville is comprised of charming bungalows built in the 1950s and 1960s, though modern infill is beginning to pop up as the area gets hotter.

Schools

Woodbine and South Nashville are zoned under Metro Nashville Public Schools’ Glencliff cluster, which boasts some of the most diverse school in all of Tennessee. At Glencliff High School, the student population speaks a combined 26 languages across 42 different nationalities. Also located here is Nashville School of the Arts, a specialty high school serving students from all across the district. Admittance is by audition only. Private schools in the surrounding area include St. Edward Elementary School, Father Ryan High School and Lipscomb Academy.

Life in Woodbine/South Nashville

This rapidly changing area is currently experiencing an influx of residents who want an urban living experience without the hefty price tag. That’s not the only demographic that is attracted to the area, though. Woodbine’s proximity to Vanderbilt University’s teaching hospital, One Hundred Oaks, makes it a popular, affordable choice for medical students and other healthcare professionals on a budget.
