Overview

Brimming with a rich musical history, a wealth of fantastic eats and a thriving local arts scene, the city’s bustling downtown district is directly responsible for shaping the glowing international reputation of Nashville. And with chic apartments and condos that put you right at the center of the action, it’s no wonder that the downtown population has skyrocketed!

Things to Do

Living within this lively urban core, you’ll become acutely familiar with the many reasons why Nashville is touted as “Music City, U.S.A.” The downtown district is home to several establishments that exemplify this musical reputation — from the slew of authentic honky-tonks that line Broadway to the historic Ryman Auditorium, which was formerly the home of the Grand Ole Opry. You will also find the Schermerhorn Symphony Center, Ascend Amphitheater, and Bridgestone Arena, home to Nashville Predators Hockey and host to the biggest names in music.

The visual arts are another strong point for Nashville. Along Broadway, you’ll find Nashville’s premiere art museum, the Frist Center for the Visual Arts, which is housed in a gorgeous 1930s-era art deco building that served as the city’s main U.S. post office branch until the mid 1980s. For a taste of Nashville’s local art scene, mosey on over to the 5th Avenue of the Arts, which boasts a thriving corridor of art galleries, including Tinney Contemporary, Craig Brabson Fine Art Photography, and the Arts Company, as well as hosting the monthly First Saturday Art Crawl.

Downtown also boasts a scrumptious array of restaurants and bars, including the Capitol Grille, Merchants, The Diner, and Puckett’s Grocery & Bar. New to the neighborhood is Fifth+Broadway, sure to change the way Nashville lives, works and plays. Here you will find premier shopping, apartments, an office tower, Assembly Food Hall and the National Museum of African American Music. Immediately to the southwest, the Gulch district offers even more opportunities for excellent culinary and nightlife experiences.

Real Estate

As the demand increases for urban living in Nashville, the downtown housing market is hotter than ever. There are currently more than 5,000 high-rise residential units in downtown Nashville, with a near even representational split between renters and owners. While one bedroom apartments can be nabbed for between $200,000 and $300,000, some of the more swankier downtown digs can fetch prices close to $1 million.

Schools

Although you won’t see a large population of school-age children living in Nashville’s downtown district, the kiddos that do call this neighborhood home are served by Metro Nashville Public Schools’ Pearl-Cohn cluster. One of Nashville’s most highly rated high schools, Hume-Fogg Magnet High School, is actually located right in the heart of downtown. For college students in the area, Vanderbilt University is just a straight shot down Broadway.

Life in Downtown Nashville

When asked why they choose to live downtown, residents typically cite the thrill of the “urban experience,” though the convenient centralized location, excellent selection of restaurants and the proximity to major art fixtures and cultural events also plays a significant role.
