After experiencing a major revitalization, the 12 South/Belmont area has solidified itself as one of Nashville’s trendiest and most desirable neighborhoods. Situated south of downtown and east of Belmont University, this hip, stylish community was named one of the “South’s Best Neighborhoods” by Southern Living magazine.

Things to Do

12 South gets its name from the concentration of excellent restaurants, coffee shops and boutiques that are centralized like a strip along 12th Avenue South. From clothing stores like the “edgy-glam” MODA boutique to specialty stores like Imogene+Willie, White’s Mercantile and Emerson Grace, you’ll always come across something novel and chic every time you visit.

For a great dinner out on the town, there are dining establishments to fit everyone’s palate. Want to impress a date? Chow down on some upscale American farmhouse cuisine at Josephine. Craving some hearty comfort food? You can’t go wrong with Embers Ski Lodge or Edley’s Bar-B-Que. Have a sweet tooth? Visit Five Daughter’s Bakery, Jeni’s Splendid Ice Creams or Las Paletas.  And we can’t forget to mention one of the city’s most beloved coffee shops, Frothy Monkey.

There are so many great options for eating out, but if you’re more of “cook at home” person, then you’re in luck. In the warmer months, you can pop by the 12 South Farmer’s Market every Tuesday from 4:00 p.m. to 7:00 p.m. to stock up on fresh local produce (or grab some munchies for an impromptu picnic in nearby Sevier Park).

Real Estate

Aside from the commercial strip along 12 Avenue South, this neighborhood is largely residential, with single-family homes making up the bulk of the housing stock. The blocks immediately surrounding 12th tend to be the most expensive in this area, with prices fetching between $600,000 and $800,000 for single family homes. The further out from the strip you go, the more affordable homes you will find.

Schools

The 12 South/Belmont area is part of the Hillsboro public school cluster, which includes Carter-Lawrence Elementary School, John T. Moore Middle School and Hillsboro High School. The most recent addition to this cluster is the Waverly-Belmont Elementary School, which was renovated and reopened to accommodate more students in response to the recent influx of residents moving to the 12 South area. In addition, the area is bolstered by (and named after!) Belmont University, and the Vanderbilt campus that is just a stone’s throw away.

Life in 12 South/Belmont

The 12 South/Belmont neighborhood is popular with young families, creative professionals, university students and anyone who likes to be located within walking distance to their favorite coffee shop or restaurant.
